Can I appeal my property tax assessment?
Yes. File an Application for Changed Assessment with the Assessment Appeals Board within 60 days of receiving your notice. There is no filing fee.
How long does the appeal process take?
Most appeals are scheduled for hearing within 12–18 months. You will receive your hearing date at least 45 days in advance.
Do I still pay my taxes while the appeal is pending?
Yes. Pay the full amount by the December and April deadlines. If your appeal succeeds, the Town refunds the difference.
What evidence should I bring to my hearing?
Bring comparable sales data, photos of your property, repair estimates, and any professional appraisals. The more specific your evidence, the stronger your case.
Can I file my appeal online?
Yes. Submit through the Town Clerk online portal. You can also file in person or by mail.
What if my property value went down after I received my assessment?
You may file a Decline in Value reassessment request in addition to or instead of a formal appeal. This is a simpler process handled by the Assessor's office.
